Thank you for your comment Tim. Obviously above calculations are highly hypothetical and simplistic as I state in the article.

However, with a regular occupancy rate of almost 80% in Aruba and the popularity of Aruba-vacations, you are supposed to be able to rent your unit for at least 40 weeks a year. Again this is theoretically, according to statistics.

You don't provide enough data for me to give an educated opinion on your specific situation though. You state that there are inquiries, which means that people are interested, but they aren't biting, which suggests that maybe the price isn't convincing enough for potential clients.

For this winter Aruba tourism is expected to drop by a quarter, so that won't help your unit either. Officials plan a major marketing boost in major markets in the east coast in the US starting next January, so perhaps that might help it.

Try to list your condo with several companies or Craigslist.org and play with the price a little, to see if it the unit moves it a bit more.

I own a condo just off eagle beach at jardines del mar and I am having trouble renting my unit. I have it listed on homeaway vacations and I have received many inquireries but only have two rentals. I don't know if it is the economy or my price is set to high. It is not as easy as you make it sounds.
